Common questions

Buying, answered.

How does buyer's agent compensation work?

Before we tour, we'll sign a written buyer representation agreement, as Texas requires. It spells out exactly how I'm paid and what I do for you. Compensation can come from different sources depending on the home, and I'll go over your options in plain English before you commit to anything.

I already visited a model home. Can you still represent me?

It depends on the builder. Many require your agent at the first visit or registered before it. If you've only browsed, text me right away and I'll check with the builder. Before your next visit, let me know first.

Do I need my own inspection on a brand-new home?

Yes. Even well-built homes have issues. I recommend third-party inspections before the foundation is poured, before drywall goes up, and before closing, plus an 11-month warranty inspection.

What is the option period in Texas?

On an existing home, the option period is a short window you negotiate (often 5–10 days) when you can inspect the home and back out for any reason. It's also when we negotiate repairs or credits. I'll help you structure it so you're protected.

What are MUD and PID taxes?

Many new communities are in Municipal Utility Districts (MUDs) or Public Improvement Districts (PIDs), which add to your property tax rate to pay for roads, water, and infrastructure. They can add hundreds per month, so I always compare total tax rates up front.

I'm relocating. Can we do this remotely?

Absolutely. I do live video tours of homes, models, and lots, send detailed notes, and can coordinate inspections and signing so you only fly in when you're ready, or not until closing.
